Parking Lot Paving in the GTA: Commercial Interlocking Built for the Job

Heavy traffic, Ontario winters, and constant use put real demands on a commercial parking lot. We design and install commercial parking lot paving across the GTA. Site preparation, base construction, grading, and drainage are planned around how the property actually operates, not treated as separate steps.

Planning and Building a Commercial Parking Lot

The finished pavers are only one part of a parking lot. We start with the existing surface and subgrade, build and compact the base, establish the required grades, plan drainage, and install the pavers over a properly prepared foundation, in that order, not skipped or rushed.

Along the way, we account for:

  • Existing conditions. We inspect the current surface, grades, drainage, and any problem areas before recommending anything.
  • Traffic and layout. We plan for parking spaces, drive lanes, entrances, turning areas, delivery access, and the specific areas that see heavier vehicle use.
  • Excavation and subgrade. We remove existing material as needed and address weak or unsuitable soil before the base goes in.
  • Base construction. We install and compact the base in stages, since the surface only performs as well as what’s underneath it.
  • Drainage. We plan slopes, low areas, and drainage points before pavers are installed, not after.
  • Phased access. Where practical, we sequence the work so the property stays accessible during construction.
  • Itemized estimates. We price based on the actual project scope, not a generic rate per square foot.

Commercial parking lot interlocking is a different job than a residential driveway for one simple reason: the load, traffic pattern, and drainage requirements are on a different scale, and the installation needs to be planned for that from the start.

Parking Lot Paving for Different Commercial Properties

Every commercial property puts different demands on a parking lot. We adjust the installation based on how the space is actually used.

Shopping Plazas & Retail

We plan around customer traffic, storefront access, delivery areas, pedestrian routes, and accessible parking, grading and phasing the work so entrances stay usable and businesses stay accessible.

Hotels & Restaurants

We plan around guest and customer access, entrances, pedestrian routes, and delivery and service vehicles, timing construction around peak use so the property keeps functioning with as little disruption as practical.

Medical, Office & Multi-Unit Properties

We plan around daily use by patients, visitors, employees, and residents, accounting for accessible parking, pedestrian connections, and building entrances, and phasing construction to limit disruption for the people who rely on the property every day.

Industrial & Warehouse Properties

We pay particular attention to delivery vehicles, loading areas, and the specific zones that carry heavier and more concentrated traffic.

Featured Project: BAPS Temple Parking Area

We completed a 7,000 sq. ft. handicap parking lot for BAPS Temple in Etobicoke. The project was built specifically around accessible parking, with layout, grading, and surface work planned to support that use rather than adapted from a standard parking design.

It’s one of several projects we’ve completed for BAPS Temple over the years, alongside plaza, courtyard, and other interlocking work on the same property.

Drainage That Actually Works

Poor drainage shows up as standing water, water collecting near entrances, low spots that never dry out, or water moving toward the building instead of away from it. We assess existing slopes, low areas, drainage structures, and how water actually moves across the site before any pavers go down, not after a problem shows up.

GTA parking areas are exposed to freeze-thaw cycles, winter salt, snow removal, and repeated vehicle traffic.

That’s what makes proper excavation, base preparation, grading, and drainage particularly important here, not a generic reference to “harsh winters.”

Commercial Parking Lot Paving Cost

There’s no reliable single price per square foot for every commercial parking lot. Cost depends on parking area size, existing surface, excavation, subgrade conditions, base requirements, drainage, paver selection, edges and transitions, accessibility requirements, site access, and construction phasing.

We assess the property first so the estimate reflects the actual site conditions and project scope.

How The Process Works

Site assessment.

We review the property, drainage, grades, access, and traffic.

Planning and quote.

We prepare the project scope and an itemized estimate.

Excavation and subgrade.

We remove existing material and prepare the subgrade.

Base construction.

We install and compact the base.

Grading and drainage.

We grade the site to the drainage plan.

Paver installation.

We install the interlocking to the planned layout.

Finishing and review.

We complete edges and transitions, clean up, and walk the finished work with you.

Parking Lot Repair or Replacement?

Signs of a failing parking area include sinking, rutting, standing water, uneven surfaces, movement, and displaced pavers. The visible problem isn’t always the underlying one:

  • Sinking may point to a subgrade or base issue.
  • Standing water may point to a grading or drainage issue.
  • Displaced pavers may point to movement or a foundation issue.
  • Rutting usually means the underlying structure needs a closer look.

We assess the condition of the parking area before recommending a repair, partial replacement, or more extensive reconstruction.
